RENTAL AGREEMENT
A deposit
equal to 25% of the rental fee for the stay is required to confirm your
reservation. This deposit, less a
cancellation fee, is refundable if the reservation is cancelled 30 days prior
to your scheduled arrival. If the
deposit is made by check or money order, the deposit must be received within
five (5) business days of the date of the reservation or the reservation may
be subject to cancellation.

The SECURITY DEPOSIT is NOT applicable to the
rent. We verify and hold funds at the time of arrival but will not charge
credit cards or cash checks unless necessary to cover damage or failure to
follow “rules”. These rules will be
sent to you with your final confirmation and will be reviewed with you at the
time of check-in.
2.
You will be required to sign the RENTAL
AGREEMENT at the time of check in, provide a valid California Driver’s
License or other ID and verify both the number of overnight guests and the
total number of cars. You will be issued Parking Passes for authorized
vehicles.
3.
CANCELLATION
fees are $30 if cancelled 30 days or more prior to arrival date. If cancelled
within 30 days, you will forfeit your full rental deposit. NO SHOWS will be
charged for the full stay.
4.
Arrivals: On the day you arrive, you will check in and pick up your keys at our
office. We are 2.5 miles past the dam on the west end of the lake on Highway
18 on the right. (Across from the Majestic Moose Lodge.) There is a big
sign, “Big Bear Management, T.Bill Properties” with
a big carved bear standing next to it. EARLY ARRIVALS OR LATE CHECK
OUTS will be accommodated without additional charge whenever bookings permit.

5.
LATE ARRIVALS can be accommodated. Arrivals after 10:00 pm are subject to a
$25 Late Arrival Fee. NO CHECK-INS
AFTER MIDNIGHT.
6.
HOLIDAY RESERVATIONS: THANKSGIVING, CHRISTMAS AND NEW YEARS
stays must be pre-paid at the time of the reservation and cancellations
within 30 days of arrival will result in forfeiture of ˝ the rental for the
stay. NOTE: 3 NIGHT MINIMUMS APPLY MOST HOLIDAY WEEKENDS; 4 NIGHTS APPLY FOR THANKSGIVING AND
4-5 NIGHTS DURING THE CHRISTMAS/NEW YEARS PERIOD. THESE MINIMUMS MAY BE REDUCED WHEN “GAPS” BETWEEN BOOKINGS DEVELOP FOR A
PARTICULAR UNIT OR IF UNITS HAVE NOT BEEN BOOKED WITHIN 2-4 WEEKS PRIOR TO
THE HOLIDAY.
7.
During Holiday
periods, shortened stays WILL NOT receive refunds and there can be no early
check-ins or late check-outs during the Christmas/New Years holiday period.
8.
PETS are allowed in some units and
requirements may vary. Please check with us. Unapproved pets will
result in forfeiture of rental fees and guests will be required to vacate the
property.
9.
THE MAXIMUM NUMBER OF GUESTS SHALL NOT EXCEED THE UNIT CAPACITY. Our maximums are based on Fire Regulations.
Guests violating the maximums will, at a minimum, forfeit their security
deposit and may be required to vacate the property.
10.
No smoking inside any
units, Please.
11.
JOINT AND SEVERAL LIABILITY: Should one or more persons execute this
agreement, all such persons shall be jointly and severally liable for all of
the terms and conditions in this agreement. Guests also agree to hold Owners
and Agents free and clear of all damages to self or property resulting from
accident, injury or loss due to rain, snow, flood, negligence, defective
construction, fire, theft or any other reason.
12.
ATTORNEYS’ FEES: In the event of any
controversy, claim or dispute between parties heretofore, arising out of or
relating to this agreement or the breach thereof, the prevailing party shall
be entitled to recover from the other party reasonable expenses, attorneys’
fees and other costs.
13.
PLEASE NOTE: Your reservation is NOT guaranteed until we
issue a final confirmation after we contact you (within 24 hours of online
booking).
Other Useful Information
Linens: Sheets
and towels are provided with each rental (Midoriland
excepted) however Guests can save $50-$65.00 by
bringing their own sheets and towels. To take advantage of this, please
notify us at least 48 hours prior to your scheduled arrival. Please
note that we do not provide maid service so the sheets will not be on the
beds and we will ask you to strip the beds when you are ready to leave.
Other Amenities and
Supplies: All our units have “every day” pots and
pans, utensils, dishes, and silverware. They each have a microwave and
automatic coffee maker and a toaster and/or toaster oven. There will be
toilet paper, paper towels and cleaning supplies. There will always be
at least one color t.v. but not all units
have cable or satellite or a vcr/dvd player
so ask us if this is important to you. Most units have barbecues and we
do have one “loaner” available but please ask. Many units DO NOT have a
dishwasher or washer/dryer so, again, please ask
about your particular unit.
Firewood:
All our units have fireplaces, gas logs or wood stoves. We can deliver
firewood or have it waiting for you, year-round, for $6.00 per bundle.
You will usually burn 2 bundles in an evening.
